Why Sheffield landlords are acting on EPC C

The single-let terraces of Walkley, Hillsborough, Heeley, Darnall and Firth Park are the classic stock where the tenant pays the bill. Here the landlord return is the EPC uplift, lettability, SEG export income and asset value rather than a direct energy saving. The leafier suburbs of Dore, Totley, Fulwood and Bents Green (S17 and west S11) offer larger detached and semi stock with good roof orientation where a 4 kW array models cleanly. Sheffield City Council, planning and conservation

For most Sheffield houses, rooftop solar is permitted development, panels not protruding more than 200mm and not on a listed building’s principal elevation. The complications are conservation areas, Sheffield has many including Nether Edge, Broomhill, Sharrow and the Kelham Island and city-centre cores, and listed buildings, which need Listed Building Consent. Kelham Island in particular mixes heritage industrial buildings with new residential conversions, exactly the stock where freeholder consent and heritage status both apply. Your return is the EPC band uplift toward 2030, a more defensible rent, lower voids, the SEG export income kept by the registered account holder, and resale and refinance value as lenders price EPC risk. Sheffield’s modest capital values mean the upgrade is a larger proportion of the asset, so sequencing the cheapest band-moving measures first matters. In the bills-inclusive HMO market the maths flips and the cash return is strong, as the Crookes example above shows.

Tax for incorporated Sheffield portfolios
